Design & Development Associates have secured a Certificate of Lawful Development for a loft conversion to this character bungalow in Bournemouth.
The client approached us through a recommendation by Ace Lofts as they wished to add an additional bedroom en-suite within their loft void. On undertaking a site visit the proposal was deemed to be permitted development, meaning no planning permission was required. We therefore recommended a ‘Certificate of Lawful Development’ which is a legally binding certificate produced by the council stating the proposal is permitted development.
The design put forward increases the living space by converting the empty loft void into a room with natural light served by veluxes. Under permitted development side veluxes had to be obscure glazed so en-suite & stairwell locations were situated to capitalise on this.
Once submitted, the application took 6 weeks for the formal certificate to be issued, which is under the standard 8 weeks guide time. Works are due to commence early in 2017.
