Design & Development Associates have secured planning permission for an in-fill extension and hip to gable loft conversion (including raising the ridge height) in Oakdale, Poole.
The client was seeking to transform their home by creating two additional bedrooms at first floor level along with a family bathroom. At ground floor the lounge was squared off to the rear to create a large open plan kitchen/living area and the front door was re-located to ensure the flow of the property was improved. As part of the proposal, the ridge height was increased to ensure that more usable head height can be achieved.
As part of a loft conversion, the existing ceiling joists must be upgraded into new floor joists and the rafters are typically insulation in-between and on the underside to achieve the correct thermal values required to meet building regulations. Although the client has good head height, this would have been reduced as part of the conversion so the ridge height was raised to offset the additional insulation and structure required.
We undertook a measured site survey of the property and produced detailed existing floor plans and elevations to show the council their current arrangement. Once complete we designed the new extension and loft conversion and produced detailed floor plans and elevations to show the council the proposed changes.. These were then submitted to the Borough of Poole Council as a householder planning application and were subsequently approved.
