Design & Development Associates have secured a Certificate of Lawful Development for a loft conversion in Bournemouth.
Our client had previously engaged a rival firm to produce plans for two bedrooms and a bathroom within their loft void for additional living space. Unfortunately this scheme was refused due to bulk and massing issues, so the client approached us for fresh input on the alternative options available.
Having undertake a site review it appears the family could benefit from Permitted Development and a proposal could be put forward that not only achieves the families wish list, but negates the need for planning.
By utilising our knowledge of the requirements, we managed to design a new rear gable and two large side dormers to create as much space as physically possible within the 50m3 allowance. Careful thought had to be given to the design to ensure all criteria were met for the dormers and gables from a permitted development point of view, as well as providing the most efficient use of space for the family.
Once our design was complete we submitted this for a legally binding Certificate of Lawful Development, so the family had piece of mind the works were as per legislation with no risk of enforcement action.
