Design & Development Associates have secured a Certificate of Lawful Development for a single storey extension in Pine Road, Bournemouth.

The client, who was looking to extend their home to create a large kitchen living dining room, approach us through recommendation for some design input. On undertaking the initial consultation we suggested a few design options and were instructed to produce the design that no only met the client’s needs, but also had consideration for the existing structure.

Our site assessment revealed that the proposal would fall under permitted development and therefore we recommended a certificate of lawful development. This certificate is issued by the council and is legally binding stating that the works are permitted development and no enforcement action will be taken. Design & Development Associates always recommends obtaining this certificate before works commence for additional security.

Once the certificate was obtained we then obtain quotes for Building Control and Structural Engineers so works can commence on site without delay. The winning building control agency was MC Plan & Site Services and the instructed engineer was M W S Structural.
